• The Real Estate and Construction Project Manager position is a dual-role position that combines responsibilities in Real Estate and Construction. • This position will be responsible for the coordination and management of all phases of construction development on assigned projects. • Aiding in all aspects of real estate development and market analysis for corporate and franchise clubs. • This position has no direct reports. • Assist in the execution of the real estate strategy and construction process for PickleRage clubs throughout the country. • Assist in exploring and expanding PickleRage’s retail landscape throughout the country. • On-going identification of underserved markets that meets club criteria. • Evaluate real estate opportunities and make recommendations. • Aids in sourcing sites for further consideration. • Perform due diligence for potential new club opportunities. • On-going research, analysis, evaluation, reporting and mapping of pickleball club competition. • Prepares and analyzes market analysis for franchisees, potential franchisees, and new markets. • Assist in preparing all Real Estate Site Profiles to present new club approvals. • Ability to manage and qualify cold calls, inquiries, etc. • Assist in building and sustaining a robust pipeline of potential club sites. • Research and collaborate with internal and external sources, analyze, and present data and insights pertinent to potential markets and locations for new club development. • Coordination and management of all phases of construction development on assigned projects. • Supervision of on-site General Contractors to meet all deadlines, budgets and reduce risks. • Research and implement cost savings on new club buildouts to include but not limited to fixtures, millwork, lighting, signage, and other materials. • Ensure that projects meet the quality, service and financial measurements agreed upon, maintain, and implement project management tools, ensuring timing and cost for each project is within guidelines. • Create 3D models and renderings for new clubs, marketing fixtures and events as needed. • Manage, monitor, and track all expenses related to tenant improvement allowance to ensure reimbursement from landlords are completed on time (closeout documents and lien waivers). • Implement, manage, and confirm Landlord obligations as detailed in its lease and work letter agreements for assigned projects are completed. • On-going vetting and qualifying of General Contractors to ensure work quality and cost savings. • Responsible for overseeing facility maintenance for all PickleRage clubs. • Manages and maintains Franchise Store Portal. • Responsible for the procurement of, and relationship with, external vendors to support all assigned club locations with construction activities. • Negotiate contracts with external vendors and service providers. • Establish budget and aid in managing the coordination of construction and vendor contracts. • Implement and manage Gantt Charts or similar for construction projects. • Aids in managing the relationship with outsourced companies and other services for clubs. • Aids in physical opening of assigned new clubs. • Perform other duties as assigned.
• Bachelor’s degree in business or related field; proven industry knowledge acceptable in lieu of degree • Minimum 5 to 10 years’ retail real estate and construction experience. • Demonstrated knowledge of real estate development process including negotiations, real estate contracts, demographics analysis and site plans. • Demonstrated ability to manage multiple projects, priorities and deadlines while making quick and strategic decisions. • Comprehensive knowledge of site planning, building design and construction means, methods and codes, scheduling, estimating. • Demonstrated knowledge in construction practices including building codes and applicable safety regulations. • Proficient in Microsoft Office, DocuSign, Adobe, and industry related software programs. • Effective verbal and written communication skills • Ability to work extended hours, weekends, and holidays as needed. • Willingness to travel
