• Provides support for all aspects of plant services operations and capital planning in each community that relate to the Net Zero Strategic Initiative. • Plays a key role in advancing the Net Zero strategy, ensuring capital asset repair and replacement plans and implementation are in alignment with the Net Zero goal. • Provides support on a wide range of Net Zero related issues relating to site and utilities including, but not limited to, building envelope, machinery and equipment, environmental issues, building code and regulatory issues. • Recommends and implements Preventative Maintenance Program elements related to Net Zero i.e. solar. • Consults on Energy Efficiency audits for each site, review reports, and make recommendations as to scope and priority. Ensure effective implementation of approved projects. • Plays a key role in Net Zero Initiatives, including planning and implementation of projects, monitoring of energy usage in all buildings, and related compliance reporting. • Effectively implements Net Zero building and room turn standards in accordance with Brand. • Takes lead role in planning multi-year, site-specific Net Zero plans by Community, including solar and solar charging elements. • Participates in monthly Peer Group conference calls with Maintenance Directors as needed to educate and communicate on Net Zero initiatives and plans. • Develops and distributes timely internal communications based on understanding of critical Net Zero issues. • Assist in development and implementation of a Dashboard and regular Net Zero updates and project reporting. Develop appropriate course correction recommendations. • Provide relevant information beneficial to Net Zero grants and funding sources. • Monitor EnergyStar to ensure compliance and quality of data uploads, both automatic and manual. Make changes to building inventory as applicable. • Implement phase 2 EnergyStar, adding water usage to the platform. • Stays current and maintains compliance with environmental standards and reporting as set forth in regulations, licenses, and permits issued by federal, state, and local agencies as well as Net Zero funders. • Promote the Mission, Vision and Values of Transforming Age in all areas of responsibility, and demonstrate commitment to Culture of Excellence and strategic goals. • Performs other duties as assigned.
• Must have a high school diploma or equivalent. • Ten (10) years’ experience in the building maintenance industry, handling the upkeep, repair, and maintenance of electrical, HVAC, plumbing and structural matters. • Knowledge of and experience in building construction is highly preferred. • Proficiency in computer use, facilities/asset management software and other applications such as Microsoft 365. • Knowledge of or ability to learn the practice of senior living housing and care in a variety of settings. • Able to be flexible, adapt and respond to change, make decisions in stressful situations, and prioritize tasks and projects. • Able to process information and apply common sense understanding to follow and carry out written or oral instructions. Able to effectively analyze, solve and respond to problems or concerns. • Able to read, write and speak the English language and to interact and communicate effectively with employees, supervisors, residents, and their families. • Must be highly motivated and able to work independently.
