• Responsible for the ongoing preventative maintenance of the community building, equipment and grounds. • Troubleshoots maintenance problems when they arise. • Ensures maintenance services are available for emergency needs that may arise outside of regular working hours. • Performs most tasks independently and utilizes properly licensed vendors approved for assistance. • Assists residents with moving and minor repairs. • Ensures Regulatory Compliance is met at all times to include Life Safety, Emergency Preparedness, and OSHA Readiness requirements. • Provides project management oversight. • Maintains common area carpets and furniture using approved products and machinery. • Coordinates with outside vendors for approved services. • Maintains an appropriate working inventory of supplies necessary to keep building and related equipment in working order. • Manages activities of the department so as to meet department operating and capital expenditure budget expectations.
• Must be able to read, write, speak, and understand the English language. • Be a minimum of 18 years of age. • Valid driver’s license; must possess and maintain a clean driving record with no major violations. • Prior experience in building maintenance. • Must possess knowledge of the following: • Plumbing, including but not limited to design/mechanics of commodes, plumbing fixtures, drains, discharge lines, hot water heaters, dishwashers, ice machines, boilers, chillers, backflow devices, fire pumps, etc. • HVAC, including but not limited to general principles of HVAC and heat pump operation/mechanics, and refrigeration. • Electricity, including but not limited to wiring, voltage, amperage, Lock-Out/Tag-Out protocol. • Mechanics, including but not limited to design/operation of engines. • OSHA General Industry Certification, preferred.
